I'll be honest, its not my call to tell you when to buy or when to wait, why? Its your choice! Think very carefully before you make a choice. Buy now or wait! I know how overwhelming it can be. You'll know personally, when its a good time to buy or when it's a good time to wait. Personally, for me its timing.

1^st question I would ask is, are you working with a lender? That need to come first to see, what do you quality for? For me personally, I would like to know "what do I quality for first before I go house hunting. And at last the "price range" that works best for you. Then the location that works in your best interest for you and your family. And then the fun part, what "styles" of home work best for you and your family. Then at last, house hunting.

Or you can wait for the recession to end. You may be wondering, what would I do? Personally for me, its depending on the timing. And deciding by other factors too, is it a good time to buy? No one can really tell you, if it a good time to buy, only you know that answer, if it a good time to buy.

You may be thinking, she not saying, let me put it in another way. My husband and I are looking to trade our truck in for another truck. Its time for us to do it. Regardless of what happening with the recession. We already know what we quality for, so now we are looking at different kinds of truck. We have a 5^th wheel, so we need a good truck to pull our 5^th wheel. So we are taking our time to shop around for the right one not just as a truck but to pull our 5^th wheel. We enjoy the outdoors and we enjoy camping.

So the bottom line is this, do it for all the right reasons. Not by what I say! But by what you know is best for you and your family. Who is better to know that answer? Regardless of the recession.

When you think it will get better, oh no, here we go again. The rollercoaster ride start up again, the stock market either rise or fall.  I am so tried of the rollercoaster ride with stock market. When will the rollercoaster ride stop? That a question, so many America are asking, when will this stop? It's like sitting on the edge of the seat ready for the next hat to drop. Do you know what I mean? I'll be honest, I'm not ready for another hat to drop. I'm ready for this to stop. I'm pulling a "poll" of how many of you are ready for this to stop? Federal Deposit Insurance Corporation - With the Troubling news about the financial crisis does has many Americans concerned about the safety of their bank deposits. Here is a site recently developed to help people check whether or not their accounts are fully insured by the Federal Deposit Insurance Corporation (FDIC).

It also have another features call EDIE the Estimator, which can calculate your FDIC insurance coverage for each FDIC-insured bank where you have deposit accounts. It does offers step-by-step tutorials illustrating strategies for families, a couple, and a business owner.

I do rest peacefully knowing our money is "safe" in our bank. It's a small bank, and it is insurance with FDIC. Click on the link above to check your bank and see if it is FDIC insurance.

We have three foot of snow since Friday!  It's been snowing none stop!  Three foot of snow!  We are having our winter wonderland early. This snow will stop, hopefully on Tuesday. The pictures I took will tell you how it look for Absarokee, Montana.  It started early for us, before Halloween. We will have a hard winter this year for us in Absarokee, Montana. There is a picture of my husband showing, how deep the snow is. It's past his knee's!  We started early!

I would like to give you a warm welcome for visiting me.  Opening the door to a home of your own is a awesome feeling.  What's important is having the knowledge and experience are the "keys" to having a successful real estate transactions, especially buying a home of your own.  The one thing I came to believe is the keys to making the home buying process easier and more understandable is truly "planning" ahead of time. 

Furthermore, planning will help you discover the home buying process. Making a purchase like a home loan will require the lender to runs a "credit report" on you.  Keep in touch with your credit report. Check it out before you go to the lender to see, if there any thing on your credit report that need to be taken care of before hand.  After that is done the next step would be how much can you afford?  As you apply for a home loan, consider your "personal finances."  Always consider your personal finances.  Just as well as your credit report.  

Let's look at how much you "earn" vs. how much you "owe" can determine how much a lender will allow you to borrow.  First is - "Gross" monthly income.  Them your "monthly debt."  All of your monthly debt.  Planning is a process.  You will know if you can afford a home loan just by looking a monthly debt. 

The two step in planning for a purchase of a home is checking your credit report and then your gross income to your debt.  There are three consumer reporting databases that keep a record of you credit history.  To dispute any information appearing on a credit report, you must submit in writing the following information:  Your name - Address - Social Security Number - Then the item that is being disputed along with a brief explanation.

Do you believe it?  It's already September!

Wow!  This year had gone by fast.  To fast for me.  This morning we woke up to frosts.  We had our first frosts and it cold this morning.  I had to turn on the heater to just get the chill out of the air.  The current temperature right now is 42.  The high for us today will be 56 to the low of  36 tonight.   That's cold!  Especially, here.  The temperature drop down to the 30 last night.  32!  It will be cold all this week for us here in Absarokee, Montana.  

My husband told me, when he came home last night from "work" that it's "snowing" up on the top of mountain.  Where at?  Stillwater mine where he work at.  Snowing!  He told me it was very cold at work for him yesterday.  That this morning he had to wear his coat.  There was frost on my husband truck wind shield this morning. 

Discover autumn weather for yourselves under the "Big Sky of Montana."  Autumn on the rivers is a time of solitude and tranquility especially for fishing.  Fishing!  Yes, fishing.  Autumn is the "time" of year for fishing in the Big Sky of Montana.  Fishing spots are uncrowded!  I mean uncrowded.  The cooler water temperatures brings up the big one's from the rivers and lakes "trout" that come up from the depths of the water.     

Big Sky of Montana is a rare and special place to come. I'm "one" out of millions of Realtors® who would like to do business with you.  Wow!  That would be overwhelming to me too, choosing an Realtors® out of millions of them.  I'll be honest, I choose to be real with you then giving you fancy words to read about.  Fancy words doesn't express who I am with you.  Being real, down to earth Realtor® does express who I am.

Fancy words doesn't show you my background with you.  I can go into showing you all of my fancy education, but that doesn't mean any thing.  Being "real" mean more, then the fancy education.  Yes, I can go into dressing myself up with fancy educations, but that doesn't show you who I am.  Fancy education doesn't help you to do what's needed to be done in the "real life" situation as to "selling" your property to "buying" a property.  Being "real" is down to earth! 

Overwhelming fancy words doesn't do it.  Being an "real person" does.  I do know how it feels.  I do get overwhelm by it all too.  Fancy words!  I use to think, using fancy words would win you over, but it doesn't.  Real life situation "needs" real human being working for you.
 
I would like to take this opportunity to talk a little about myself and my family.  We're both country and we both love country living.  We have a Border Collie name Bandit.  My husband works as an Electrician at the Stillwater mine.   We're residents of Absarokee, Montana. From Absarokee is about a 45 minute drive to Billings and Columbus is less than 15 minutes away.  Then Red Lodge is 30 miles from Absarokee.

Paradise to fishing, hiking, camping, and all kinds of outdoor adventure along the West Fork Stillwater Road and nearby scenic drive toward the Absarokee-Beartooth mountain.  Would you like to have  unbelievable and unforgettable adventure for the whole family?  Discovering the many wonder, while traveling along the West Fork Stillwater road toward the Absarokee-Beartooth Mountain. 

Unbelievable camping along the West Fork Stillwater Road?  Unforgettable trails? Which trail?  Breakneck Meadows is 8 miles hike, Wounded Man Lake is 17 miles, Jordam Lake is 22 miles, and Stillwater river trail is 29 miles.  It's a whole day hike!  It's paradise!    Here are some of the pictures that I took yesterday with my husband Ed, and our dog Bandit.  This is our Sunday drive!

Did you know that the "fiduciary duties" are the highest duties known to the law?  As a fiduciary duty, a real estate broker will be held under the law to owe certain specific duties to his or her principal, in addition to any duties or obligations set forth in a listing agreement or other contract of employment (such as a buyer agency agreement). 

Here is the specific fiduciary duties:

            Loyalty - A duty of loyalty is one of the most fundamental fiduciary duties owed by an agent to his principal.  This duty obligates a real estate "Broker" to act at all times solely in the best interests of his or her principal to the exclusion of all other interests, including the broker's own self interest. A corollary of this duty of loyalty is a duty to avoid steadfastly any conflicts of interest that might compromise or dilute the broker's undivided loyalty to his or her principal's interests.

            Obedience - An agent is obligated to obey promptly and efficiently all lawful instructions of his or her principal.

            Disclosure - An agent is obligated to disclose to his or her principal all relevant and material information that the agent knows and that pertains to the scope of the agency.

            Confidentiality - An agent is obligated to safeguard his or her principal's confidence and secrets. A real estate broker, therefore, must keep confidential any information that might weaken his or her principal's bargaining position if it were revealed. This duty of confidentiality precludes a broker representing a seller from disclosing to a buyer that the seller can, or must, sell his or her property below the listed price. Conversely, a broker representing a buyer is prohibited from disclosing to a seller that the buyer can, or will, pay more for a property than has been offered.  

            Reasonable care and diligence - An agent is obligated to use reasonable care and diligence in pursuing the principal's affairs. The standard of care expected of real estate broker representing a seller or buyer is that of competent real estate professional. By reason of his or her license, a real estate broker is deemed to have skill and expertise in real estate matters superior to that of the average person. As agent representing others in their real estate dealings, a broker or salesperson is under a duty to use his or her superior skill and knowledge while pursuing his or her principal's affairs. This duly includes an obligation to affirmatively discover facts relating to his or her principal's affairs that reasonable and prudent real estate broker would be expected to investigate.  

            Accounting - An agent is obligated to account for all money or property belonging to his or her principal that is entrusted to him or her. This duty compels a real estate broker to safeguard any money, deeds, or other documents entrusted to him or her that relate to his or her client's transaction s or affairs.

I am all done for this year with my continuing education for real estate.  Wow!  All I needed was 12 hours for the State of Montana.  It took me 7 days to get it done.  I did get my continuing education on line.  Who?  Americas Best!  What did I take?  Home Inspection and Meth Madness and last one was Contracts Law!  I pass all of them!  What was so awesome?  I did it in the comfort of my own home.  I am so happy it is over with for this year continuing education credit.  Now, I can pay close attention to the buyers and sellers.

I have been working for the past few weeks.  With buyers, that are interested in the area of Absarokee, Montana.  Let me share with you working with the buyers is educating.  The buyers know what's happening in the real estate market.  Two week ago, it was enjoyable to work with buyers that knew the real estate market. 

I even learn from the buyers how did they find me?  You're thinking how?  I ask them, how did you find me?  They told me, it was through Google.  Google!  Business has not slow down for me at all. It's been picking up for me.  It's been enjoyable!  I love working with the Buyers.

Don't take this the wrong way, I like working with the sellers too.

With the mortgage meltdown and the housing bubble it look like it will surely will keep slowing way down.  How many of you watch on CNN about the "Mortgage Meltdown" and how it effect the Housing Bubble.  It was on Sunday March 30.  It was very interesting to watch that!  How the mortgage effect the housing across the nation.  Buyers are not going to buy until the economy stabilizes it self out.  The sellers knows that their property will not sell.  Due to what happening!

Are you afraid of what's happening in the real estate market?  Like with the Foreclosure.  Don't be!  It will bottom out the Foreclosure!  I have been talking to some friends I know, and they all agree with me about the foreclosure.  It will bottom out!  When?  To be honest I'm not sure when it will bottom out, but it will happen.
